Permits have been issued for an addition to 725-29 South Broad Street in Hawthorne, South Philadelphia. The development will involve a three-floor overbuild on top of the existing structure to create a seven-story building. Additionally, a new six-story structure will be attached to the existing building in the back. The structure will feature 55,119 square feet in the interior and will house business and office space. Construction costs for the development are estimated at $4 million.
The existing building features a stately exterior with brick used as its primary material, with a relatively recently painted mural encouraging its observers to vote Biden-Harris in the 2020 Presidential election. Above windows, stone detailing add more texture to its design. A concrete ribbon sits at the top of the building. While no renderings for the development are available, the new addition will likely incorporate the structure’s existing brickwork with a modern design.
The additional office space located outside of Center City will be beneficial to the surrounding area. The location is well served by transit with the Broad Street Line accessible just steps away from the property. As the immediate area around the property continues its population growth including many mixed-use developments proposed nearby on Washington Avenue, the area has the potential to become a non-Center City “Fifteen Minute Neighborhood,” where office, residential, shopping, restaurant and school space are accessible within fifteen minutes. The additional workers of the expanded structure will also help support surrounding businesses.
No completion date is known at this time.
