Permits have been issued for the construction of a four-unit multi-family development located at 1513 West Girard Avenue in the neighborhood of Francisville, North Philadelphia. Upon completion, the building will rise three stories tall with a roof deck situated at the pinnacle of the structure. One parking space will be included with the development in an accessory parking garage. Construction costs are estimated at $375,000.
The property is currently occupied by a stately and attractive brick structure. This building will not be demolished because the new building will actually sit to its rear, along Flora Street to the north. Therefore, the building will actually be replacing what is currently a vacant parcel of land. A chain link fence encases the property which is currently covered with grass.
The new development will be adding to the neighborhood in a somewhat hidden location and without the demolition of an existing historic structure. This will benefit the surrounding neighborhood as it will receive more residents to support the many businesses already located in the neighborhood and help attract more. The high density makes sense in this location, as transit access is offered just a short walk away to the Broad Street Line via Girard Station as well as to the Route 15 trolley which runs along Girard Avenue.
No completion date is known for the development at this time.
