Construction is making steady progress at the Seville Apartments, a 68-unit mixed-use development situated at 56 North 3rd Street in the center of Easton, PA, a town situated about 40 miles north of Philadelphia. Designed by USA Architects, the building will rise five stories and will hold a total of 84,000 square feet of space, including 1,800 square feet of retail space planned on the ground floor. Residential units located above the commercial space, consisting of 45 one-bedroom units and 23 two-bedroom units.
The building will feature a stately exterior that will fit in nicely with its surroundings. Gray stone and floor-to-ceiling windows will be used on the ground floor to help maintain a solid commercial corridor presence along one of Easton’s busier pedestrian arteries, and trees will be planted along the sidewalk. On the rest of the building’s front façade, white cladding designed to appear like limestone will be the primary material and will rise on both sides of the structure. The brickwork will be situated in the center, helping distinguish the building’s design in order to make it appear as if it is a trio of rowhomes. The fifth floor of the building will be set back from the street.
The rear of the building will see more white and gray siding, likely a cost-saving measure that still preserves the building’s prominent outside appearance. Balconies will be included in the rear, providing residents private outdoor space.
Work is well underway on the building. A construction crane towers over the skyline. Framing is mostly complete on the lower floors, and the fifth floor still awaits final touches that will prepare the building for exterior installation. Currently, yellow home wrap encases large portions of the building.
The new building is replacing what was formerly the site of the Seville Theater. The theater was demolished some time ago and a surface lot remained in its place. This represented one of the few gaps in Easton’s restaurant and store-filled downtown. The new density will help support the high number of businesses in the surrounding area, and the new retail space will help add even more vibrancy to this stretch of 3rd Street while encouraging added pedestrian traffic.
The building will likely open to residents in late 2021 or early 2022.
