The project is expect to add around 10,000 residential units to the local market. An additional 400,000 square feet of office and retail space is also planned for the property, making it a true mixed-use neighborhood. Greater Philadelphia metropolitan area
Exciting things have arrived in Middletown Township in Delaware County, PA, within the greater Philadelphia metropolitan region, where SEPTA has officially began train service to the Wawa Station. Located along the Media/Wawa Line (formerly called the Media/Elwyn Line), Wawa sits at a roughly three mile distance from Elwyn, the regional rail line’s former terminus. The project to restore former train service in the farther reaches of DELCO was originally given a price tag of $57 million, before it was inflated to a final number of $197 million. The extension is fully electrified, as is the rest of the Regional Rail network.
The majority of Philly YIMBY’s attention is focused on development activity in the city of Philadelphia. This comes as no surprise, especially considering that more than 50 percent of new residential permits issued in 2021 in Pennsylvania were issued within the city limits. However, there is plenty of interesting activity happening in the surrounding communities, as well, just on a smaller scale. A variety of suburban towns and communities are densifying and building urban housing more resemblant of what is found within the city within whose orbit they lie. The Borough of Media is a prime example.
Updated plans have been shared for The Marquis, a large mixed-use development proposed at 27 South 3rd Street in Easton, PA. Designed by Bernardon, the building will stand seven stories tall and feature commercial space on the ground floor. The project will hold somewhere between 270 and 280 apartments, with rents starting around $1,300 per month, and 305 parking spaces, of which some being available to the public. Building amenities will include a dog park, pool, a picnic area, and a roof deck. The design has been updated design since YIMBY last shared renderings in September 2021.
One of the most exciting new developments in the greater Philadelphia metropolitan area is currently underway not in the city itself, but rather in an exurban part of Mantua Township, New Jersey, 14 miles to the south of Center City Philadelphia. Designed by Ennead Architects, with KSS Architects as the architect of record and Gallagher & Associates behind exhibit design, Rowan University’s Jean & Ric Edelman Fossil Park and Museum rises from a scenic bluff overlooking a former marl quarry, which holds 66-million-year-old fossils dating to the age of dinosaurs. The $73 million visitor center, avant-garde in design yet naturalistic in material palette and setting, will offer 44,000 square feet of interactive exhibits, presentation space, socializing areas, and more.
