Permits Issued for Four-Unit Building at 4117 Westminster Avenue in Belmont, West Philadelphia

Permits have been issued for the construction of a four-unit multi-family development at 4117 Westminster Avenue in BelmontWest Philadelphia. The building will rise three stories and will feature a roof deck at the top, as well as another deck on the second floor. Construction costs are estimated at $411,500, per the permit.

The new building will replace a vacant lot, one of a large supply in the neighborhood due to a long string of demolitions in the postwar period. However, the pace of demolitions has recently slowed as incremental development gains traction in the neighborhood. The property is a small, grassy parcel with a small fence standing at the front of the property. The block where it is located is approximately half occupied and half vacant. The new structure will help improve this mix by eliminating a vacant parcel on the block.

The project will also help add density to the neighborhood which sits near solid transit access including subway-surface trolley service along Lancaster Avenue. In the future, Lancaster Avenue is poised to take off as one of West Philadelphia’s most valuable commercial corridors with prime transit access and a wide variety of businesses and eateries. The new residents will support this corridor and help it prosper.

No completion date is known for the project at this time.
