Work is underway on 4442 Ridge Avenue, a 136-unit mixed-use development located in East FallsNorthwest Philadelphia. YIMBY first shared the development with readers in January, when permits were issued for the building’s construction. Designed by HDO Architecture, the 174,544-square-foot structure will rise six stories tall, with a commercial space on the ground floor fronting Ridge Avenue. Parking will also be situated on the ground floor with additional spaces to be situated underground.

The building will feature a stately, modern exterior that, when completed, will help liven and improve the stretch of Ridge Avenue it sits on. Red brick will cover the majority of the exterior stretching from the ground floor to fifth floor. Above this on the sixth floor, gray cladding will be incorporated into the design giving the building its modern appearance. Black cladding will also be situated on prominent locations in the exterior, adding a variety of materials to create a more detailed structure. Windows on the upper floors will all have a relatively uniform shape while the ground floor hold floor to ceiling windows.  Newly planted trees are also included in the renderings which will help preserve the shade on the stretch of Ridge.

The building will nicely embrace Ridge Avenue and help improve its urban landscape through the high density and commercial space, although its impact on the Schuylkill River Trail and Kelly Drive to the rear will be just as important. Rather than stretch the building to span the full size of the property, designers instead decided to leave trees and green space along Kelly Drive, helping preserve the adjacent park-like atmosphere provided there.

At the moment, a green fence encases the property where the building will rise with work equipment on site. Dirt has already begun moving with excavation and foundation work taking form.

Transit access is offered nearby to Regional Rail via the East Falls Station. Meanwhile, residents of the future building will have direct access to one of the largest mixed-use trails in the country via the Schuylkill River Trial which offers exceptional green space.

Philly YIMBY will continue to update readers as the development progresses.
