Foundation Work Underway at 1408-18 East Oxford Street in Fishtown, Kensington

Construction work is underway on a 42-unit multi-family development at 1408-18 East Oxford Street in Fishtown, Kensington. Designed by Ambit Architecture, the building will rise four stories tall and will include a garage with 34 parking spaces. The buildings which will hold 42,211 square feet of space and cost an estimated $5.25 million to build.

The new building will feature an attractive, industrial-styled exterior. A tanish-gold brick will cover the majority of the facade, rising up the entirety of the building’s height. The ground floor will feature large, floor-to-ceiling windows surrounded by black trim, while the upper floors will sport an organized row of narrower windows. A crown will sit at the top of the structure on both street fronts, adding texture to the design. The structure bears a unique shape, wrapping around the existing single-family homes that are present at the corner.

Construction work is well underway. Significant progress has been made on excavation as the foundations are already dug. Concrete is currently being poured to ready the structure for its vertical rise.

The new building is replacing a former industrial structure, one of many that were once located in the neighborhood. The building featured a dull brick exterior and only rose one story tall. The new development presents a large improvement for the site, removing an eyesore and significantly raising the site’s density. What was once occupied by zero residential units will soon hold 42 units. Due to its location just off the Frankford Avenue commercial corridor, this density increase is a welcome prospect and will help the street continue to thrive by adding a sizable local customer base.

Philly YIMBY last reported on the development back in April when permits were issued for the construction. This recent update shows that work is moving forward quite rapidly as only a few months have passed since the issue of permits. The Girard Station on the Market-Frankford Line, located several blocks to the south, offers solid transit access.
