New Design Revealed for The Royale at 6910 Ridge Avenue in Roxborough, Northwest Philadelphia

A new design has been unveiled for The Royale, a 77-unit multi-family development proposed at 6910 Ridge Avenue in Roxborough, Northwest Philadelphia. Designed by M Architects and developed by the Stamm Development Group, the building will rise four stories tall and will feature 64,000 square feet of interior space.

The former design featured a modern façade with striking red cladding situated on the street-facing portion of the building. Balconies rose up the facade in a single row, while large windows allowed for ample natural light to seep into interiors. A curb cut was located at the street level, allowing for access to the ground-floor garage. Further back, the materials shifted from red cladding to black siding, likely a measure to manage overall construction costs.

The new design retains the exact same scale as the former plan but is updated with new facade materials that make for an even more attractive exterior. The street-side portion of the building has shifted to tan, wood-styled cladding that fits well with its surroundings. Additionally, the new design replaces black siding with tan cladding that reduces the drastic contrast in colors on the facade. Overall, the original design was satisfactory, but the revised rendition has further improved the exterior.

The new building will unfortunately be replacing a row of houses. Of these, the most notable were a set of twin homes that rise three stories tall, with a porch at the ground floor, a large bay window at the second floor, and a mansard third story with dormer windows. It is unfortunate to see the buildings razed, but they are admittedly not the strongest use of the property that sits on a major local arterial.

The new building will be a solid addition for the corridor, adding a significant density boost. Since the recent upzoning of Ridge Avenue, the neighborhood has seen a massive influx of new development, bringing hundreds of residential units. The street acts as the neighborhood’s commercial corridor, with multiple businesses and restaurants situated within walking distance. SEPTA bus lines provide decent transit access, and Regional Rail may be accessed within biking distance to the south.

  1. Were the changes made by CDR if this was a CDR item and a by right?

  2. adequate parking is not provided in any of the new construction that’s being built in Roxborough Manayunk…. RIDGE AVENUE is already being used as a parking lot in this immediate area! I hope builders do not tell renters that parking is available on the surrounding streets BECAUSE THERE IS NOT & ShopRite parking lot IS FOR SHOPPERS & NOT FOR THE USE OF POTENTIAL RENTERS OR THEIR VISITORS.
