Permits Issued for Four Buildings on the 2400 Block of Mutter Street in West Kensington

Permits have been issued for the construction of four multi-family residential buildings on the 2400 block of Mutter Street, in West Kensington. The four buildings will be located at 2412, 2414, 2444, and 2446 Mutter Street and will hold a combined total of eight units.

The buildings proposed at 2412 and 2414 Mutter Street will each stand three stories tall and will include a roof deck. Two residential units will be situated within each building. Each building will cost around $240,000 to build.

The structures proposed at 2444 and 2446 Mutter Street will each rise four stories tall and will also include roof decks. Each building will hold two duplexes within just over 2,600 square feet. Construction costs are listed at $240,000 per structure.

The buildings at 2412 and 2414 Mutter Street will be replacing a rowhouse and a vacant lot. The home stands two stories tall and features a pink-painted stucco exterior with a detailed cornice situated at the top. The building will unfortunately need to be demolished in order to make way for one of the duplexes. The other building, however, will sit just to the north, on a fully vacant property that appears to have been used as a side yard with an above-ground pool.

The scenario is very similar on the northern end of the block at the site of the second set of buildings planned at 2444 and 2446 Mutter Street. A two-story rowhouse currently stands at the site, which features a red-brick exterior and a detailed cornice. One of the duplexes will replace this home, with the other will again rise just north of the structure, at a vacant lot that was used as a side yard. This site, however, does not include an above-ground pool, a rare feature for the neighborhood.

The new residential units will help the block begin to regain the density it lost during the neighborhood’s postwar decline. Although two existing residential structures will be lost, the projects will still present a net gain of six units, which is a sizable boost.

The York-Dauphin Station on the Market-Frankford Line, located a few blocks to to the southeast, offers transit access. Meanwhile, Norris Square Park, the namesake of the neighborhood directly to the south, is also located a short walk away and offers a pleasant green space for local residents.

No completion date is known for the string of developments at this time, though construction may be finished in 2022 or 2023.
