Permits Issued for Three-Unit Building at 2501 North 7th Street in North Philadelphia East

Permits have been issued for the construction of a three-unit multi-family building at 2501 North 7th Street in North Philadelphia East. Upon completion, the new building will rise three stories tall and will feature two decks, one on the roof and another at the rear. In total, the building will hold 3,489 square feet of space, with construction costs estimated at $180,000. Christopher Menna is listed as the project’s design professional, with JPL Construction Inc. being the project’s contractor.

The site sits on the east side of the block between West Cumberland and West Huntingdon streets. The building will replace a vacant grassy lit lot enclosed with a wooden fence, one among many such lots in the neighborhood.

There is a fascinating trend in progress among properties throughout the neighborhood, which took a major hit after the Second World War and saw numerous demolitions, leaving vacant lots on almost every block. Now, however, the tide is changing rapidly as new multi-family buildings and townhouses are adding hundreds of residential units and raising the area’s density back to where it once was, with potential to grow even stronger.

No completion date is known for the project at this time, though construction may be finished by 2022 or 2023.
