Philly YIMBY’s site visit discovered no signs of demolition progress at the site of the 12-story, 329-unit building planned at 418 Spring Garden Street in Northern Liberties. Designed by Solomon Cordwell Buenz, the high-rise, also known under the name of 5th + Spring Garden, will stand 137 feet tall to the top of the main roof and 152 feet tall to the top of the bulkhead. The ground floor will feature abundant commercial space that will enliven the up-and-coming neighborhood. A total of 87 parking spaces will be included within the development.
The latest demolition and construction permit was issued for the project, also known under the address of 416-38 Spring Garden Street, in August. However, our site visit revealed no signs of development activity at the site, where a treatment center appears to continue its operation. Despite its noble mission, the current building makes for poor use of such a large, centrally-located property situated within a five-minute walking distance of Old City to the south. The attractive, brick-and-glass-clad high-rise will be a major improvement for the site and the neighborhood at large. Even still, against its high design and structural inconvenience, we wish there was a way to incorporate the large mural painted onto the serrated facade at the existing structure into the new building. Fortunately, our photographer was able to capture the mural in all its glory while the building still stands.
The development will rise at the southeast corner of Spring Garden and North 5th Streets, within the Southern Northern Liberties district that is rapidly transitioning from an auto-centric commercial and industrial enclave into a dense, pedestrian-friendly neighborhood. One of the new names that has been catching on for the area is SoNo, as evidenced by The Block at SoNo rental building that is finishing construction down the block to the south. And as we await further progress at 418 Spring Garden Street, there is plenty of development action available to observe on the surrounding blocks.
