Permits Issued for 63-Unit Development at 813 North Broad Street in Poplar, North Philadelphia

Permits have been issued for a 63-unit multi-family building at 813 North Broad Street in PoplarNorth Philadelphia. Designed by Landmark Architectural Design, the structure will rise four stories tall and contain 48,879 square feet of interior space. Two access structures will provide access to a roof deck at the top of the building. The development will include 13 parking spaces, with two being ADA compliant and two reserved for car sharing, as well as space for 30 bicycles. Construction cost is estimated at $6 million.

The building will feature a modern exterior, utilizing the trendy Neo-Industrial look that is becoming increasingly popular. Brickwork will be used most prominently along the entirety of the building’s height on the prominent corner. A unique green wall will add an interesting element to the design if implemented. The rest of the structure will be clad in varying shades of gray, with large industrial-styled windows that will allow for abundant natural light to reach interiors.

The structure will replace a gas station, which is one of many under-used properties along the Lower North Broad corridor in need of replacement. The gas station covers the entirety of the site, with a drab paved over patch of asphalt and high-use curb-cuts that greatly harm the pedestrian experience.

The new building will be a significant improvement for the site, removing a neighborhood eyesore that also limits this stretch of Broad Street from reaching its full potential. Moreover, the addition of 63 residential units to a site that is currently occupied by none is another bonus, increasing the density and population along a major transit artery with Center City and Temple University both just a short ride away.

YIMBY will continue to track the development’s progress in the future. No completion date is known at this time, though construction may be finished in 2022 or 2023.

  1. Those single family homes behind this project need to go. My goodness they are outdated and a terribly use of land especially that close to the city

  2. I am trying to picture this gas station at a big cross street but can’t. I am sure if there are single family homes behind it, they are affordable no matter how outdated. They need to remain affordable($30k to 60k) close to Center City. It’s good planning to remove the gas station ⛽. There is a gas station at Broad-n-Bainbridge that really doesn’t add value to the expensive homes that are around it.
