Permits Issued for Mixed-Use Renovation and Vertical Extension at 1952-58 North Front Street in Fishtown, Kensington

Permits have been issued for a 46-unit multi-family renovation of an existing building located at 1952-58 North Front Street in Fishtown, Kensington. Designed by CANNOdesign, the development’s vertical addition will bring its height to five floors. Commercial space will be included on the ground floor and a green roof will be situated at the top. In total, the building will hold 58,134 square feet of space. Construction costs are estimated at $8.9 million.

The new project will beautifully blend the new with the old. The overbuild at the top will bring the structure within sight from passing trains along the El, and will help continue to develop the ever-growing mid-rise building canyon along Front Street. The overbuild itself will consist of a nice mix of large windows and dark gray brick that make for a pleasant combination that should look great once completed.

The existing building features a stunning historic exterior that has unfortunately fallen into disrepair due the structure’s abandonment. Boards currently cover the tall, stately windows, and the coming renovations will return the glory to this building. The intricate brickwork paired with the incredibly detailed stone cornice, columns, and crown make for a true neighborhood landmark. Over time, as the building’s condition deteriorated, some feared that the structure would be demolished. Luckily, this project promises to be the structure’s saving grace.

Preservation of the beautiful building is already enough to make this project a great one, and the added bonus of an overbuild that will add more density makes it all the better. The new commercial space along the ground floor will help enliven the Front Street corridor, while the added 46 residential units will provide more residents and density to both support the existing businesses of the area and attract further business due to the increased customer base.

No completion date is known for the project at this time, although construction may be finished by 2022 or 2023. YIMBY will be sure to monitor the project’s progress.
