Permits Issued for The Royale at 6910 Ridge Avenue in Roxborough, Northwest Philadelphia

Permits have been issued for the construction of The Royale, a 77-unit multi-family building proposed at 6910 Ridge Avenue in RoxboroughNorthwest Philadelphia. The building will rise four stories tall, and will offer parking and a roof deck and green roof will be situated atop the building. Designed by M Architects and developed by Stamm Development Group, with Tester Construction as the contractor, the structure will contain 70,996 square feet of space. Construction costs are estimated at $14 million.

The new building will feature an attractive modern exterior clad in a golden facade, with flashy brickwork along the front and similarly colored siding at the rear. Pleasant green space can be seen in renderings along the sidewalk, which will be a great addition to the streetscape.

Unfortunately, the new building will be coming at the expense of classic Roxborough row of homes. Most notably, a set of twins at the base of the row feature stately brick facades with second-story bay windows above a ground-floor porch. The third floor has a slanted roof with dormer windows. Other homes feature mostly stucco exteriors, with front porches. The homes all have a setback, which is standard for the neighborhood.

Although the homes form a rather pleasant stretch of Ridge Avenue, they admittedly do not make for the most effective use of the site. The new building will add a sizable amount of density and will improve the commercial corridor along Ridge. As the neighborhood’s residential demand continues to see increased demand without as much growth, these new 70-plus units will offer a much-needed boost to the local housing stock.

No completion date is known for the project at this time, though construction may be finished by 2022 or 2023.

  1. Looks like you get a better view of city skyline from roof than from fourth floor windows

  2. Doubt there are 15 parking spots for a 77 unit building! More rush hour traffic congestion! Where do all the cars go and where do all the cars park?

  3. This is a nightmare. The area is packed full. 77 units? Are you f-ing kidding me?
