The development is located on the east side of the block between West Cumberland and West Huntingdon streets. Designed by KCA Design Associates, the structure spans 2,160 square feet and features three bedrooms, three bathrooms, and a roof deck. Permits list NHA Development LLC as the owner and LNHA New Homes LLC as the contractor. The property had been sold for $399,999 in February.

The structure rises nearly 33 feet to the main roof, around 36 feet to the top of the parapet, and nearly 43 feet to the top of the pilot house, the latter being in an allowable excess of the lot’s 38-foot height limit. The development makes for a proper contextual fit with its rowhouse surroundings thanks to its scale as well as an attractive red brick facade. If anything, the exterior, accented with subtle horizontal niches in the brick and a gently cantilevered central section clad in gray and brown panels, is more appealing than the rather drab and featureless facades of adjacent prewar rowhouses, many of which have been altered and patched over over the years.

The building is situated in a long-neglected yet currently rapidly-developed area to the southwest of the Episcopal Campus of Temple University Hospital. The site sits within a seven-minute walk to the York-Dauphin Station on the Market-Frankford Line to the southeast, which is situated along the Front Street commercial corridor. Temple University and Fishtown are both located within a 20-minute to half-hour walking, or a much quicker biking or driving, distance to the south and the southwest, respectively.
