Permits nave been issued for the construction of a three-story, seven-unit multi-family development at 1724 North 22nd Street in Sharswood, North Philadelphia. Designed by KCA Design Associates, the building will span 9,288 square feet and include a cellar and a roof deck. Construction costs are listed at $950,000.
The new building will feature a modern exterior, nearly identical to other new buildings throughout the area. Most notably, an element of brick work will rise the entire height of the structure, although not covering a large portion of the front facade. Siding and windows will in the area inside the structure’s brick frame, while metal cladding is situated outside of the frame. The building’s sides and rear will be clad with siding.
The new building will be replacing a vacant lot, one of a wide variety in the surrounding neighborhood. This lot is nothing but a grassy lawn, like others on the block. However, the tandem line of vacant properties are all soon to disappear. YIMBY has reported on projects on this block numerous times, More recently in October of 2021.
With this project and others on the block, Sharswood is poised to follow a narrative similar to that of neighboring Brewerytown, where vacant lots have disappeared at a rapid rate and been replaced with multi-family buildings and row homes. This resulted in a major boost to the area’s population and has filled in holes previously existing.
No completion date is known for the project at this time, though construction may be finished by 2023.
