In University City, West Philadelphia, a new cluster of towers ascends, joining the skyline just to the west of Center City. Of these, the largest development currently underway is just to the west of the 30th Street Station, dubbed Schuylkill Yards. Located at 3025 John F. Kennedy Boulevard, the first tower of the 14-acre project (also known as Schuylkill Yards West) is now popping into view from various areas. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, the 326-unit tower will eventually stand at a height of 361 feet and 28 stories and will hold lab and office space on the lower floors and residential units above.

Conceptual plans and a model were unveiled in 2016, and the final proposal was revealed in 2019 along with the fire engine-red tower at 3001 John F. Kennedy Boulevard. Preparations for construction work were seen in December 2020 when fences were put up around the site, and eventually the ground was broken in March 2021. As the months passed, a large pit in the ground was formed with the walls retained and the work ready to go vertical in November. With the massive floor plates and space, the first few stories had risen out of the ground at a slow pace.

By now, the tower has reached a milestone as the structure is now up to the amenity level for the smaller residential floors that will stand above. The ninth floor, which is the top of the podium, has recently been assembled. Walking along John F. Kennedy Boulevard, the building is already imposing as the structure for future lab and office space portion is nearly complete. The tower is now visible from many vantage points, such as the South Street Bridge, the Spring Garden Street Bridge, the Schuylkill River Trail, the Walt Whitman Bridge, the I-95, and Market Street and John F. Kennedy Boulevard in Center City. Preparations for cladding and an eventual crane jump are expected to soon be underway.
