Permits have been issued for the construction of a new multi-family building at 1620-22 North Bailey Street in Brewerytown, North Philadelphia. The new building will rise three stories tall, with a roof deck at the top. A small parking garage will have an entrance at the ground floor, and hold three parking spaces. In total, the structure will yield six residential units, all set to be apartments, and will span 6,274 square feet of space. Fusa Design is the firm behind the project.
Renderings are available for the project, showing a contemporary exterior using different cladding materials. At the ground floor, it appears the structure will utilize gray brick, making for a better street presence, while the upper floors will see blue and brown cladding located on slight cantilevers. The non front-facing sides of the structure will be coated in light-gray vinyl cladding, likely helping save on construction costs.

The new building is replacing what is currently a vacant lot. in the past, the property was bordered immediately by industrial buildings to the north and south, although multi-family infill has changed this narrative to the south. As for the property itself, it is fairly standard, with some shrubbery growing, and is separated from the street by a wooden fence.

The new development will be a great improvement for the property, adding solid residential density in a location which currently offers none. The parking space included is likely somewhat unnecessary, given the property’s walkable location with transit lines and businesses all within walking distance. Nevertheless, hopefully more development of this scale will fill in the remaining vacant land parcels in the surrounding area and help continue to add residential space to this growing neighborhood.
No completion date is known for the project at this time.
