Philly YIMBY’s recent site visit has observed significant construction progress at 3.0 University Place, an eight-story commercial and laboratory development under construction at 4101-23 Market Street in University City, West Philadelphia. Designed by the Sheward Partnership and jointly developed by Silverstein Properties, Cantor Fitzgerald, and University Place Associates, University Place 3.0 will offer 250,000 square feet of Class A office and lab space, which will provide a significant boost to the neighborhood’s rapidly-growing medical services industry, while ground-level retail space will liven up the pedestrian experience.

University Place 3.0 (also known as 3.0 University Place) will offer 30,000-square-foot floor plates and 15- to 18-foot slab-to-slab heights. The building will house curated wet/dry lab space, including an incubation lab co-working floor operated by Ben Franklin Technology Partners, as well as a floor for prebuilt 3,000- to 10,000-square-foot “Growth Pods” with three- to five-year leases for smaller companies. Tenants will reap tax incentives as well as the benefits of working in a pre-certified LEED Platinum v4 BD+C Core and Shell building, which is also aiming for WELL v2 Platinum certification.

YIMBY last checked in at the site in March 2022, when the development team celebrated the structure’s topping-out with an elaborate celebration. Nearly a year later, much of the curtain wall has been assembled, where off-white, gray, and orange vertical panels provide a touch of visual interest as they cascade down the dark glass facade.

  1. Although for many reasons this is a great project for West Philly, it’s taken almost eight years from the development’s May 2015 announcement to get to its current state. At this rate we’ll never (never say never) get to 4.0 University Place let alone 5.0 University Place, 6.0 University Place, 7.0 University Place or 8.0 University Place.

  2. I love this building, i hope the rite aid next door gets demoed and turned into something like this

    • Your hope may come true, for 4.0 University Place is planned for the Rite Aid location. After 2.0 came 3.0. 4.0 is next.
