Three Multi-Family Buildings Proposed at 2403-07, 2413-17, and 2431-33 West Thompson Street in Sharswood, North Philadelphia

Three multi-family apartment buildings have been proposed for construction on the same block in Sharswood, North Philadelphia. The trio will rise at three non-contiguous vacant lots at 2403-07, 2413-17, 2431-33 West Thompson Street, on the north side of the block between North 24th and North 25th streets. The three buildings will hold a total of 21 residential units. According to permits, the design team consists of Colliers Engineering & Design, Rhett N. Chiliberti, and John Hayes, Jr.. Frankel Enterprises is listed as the developer and Basch Builders is specified as the contractor.

All three buildings will share a similar design. Each will rise three stories high, 34-and-a-half feet to the main roof, and will be clad primarily in brick, with horizontal siding along the window bays.

2403-07 West Thompson Street will measure 47 feet wide and 76 feet long, span 9,645 square feet, and hold eight units. Two light wells will cut through the building, and an eight-foot-wide yard will sit in the rear. Construction costs are listed at $965,000.

2413-17 West Thompson Street will span 46 feet wide and 75 feet long, hold 9,450 square feet, and feature eight units. Two light wells will cut through the building, and a nine-foot-wide yard will be situated behind the building. Construction costs are specified at $945,000.

2431-33 West Thompson Street will measure 31 feet wide and 73 feet long, contain 6,253 square feet of interior space, and house four units. A single light well will traverse the structure. A 12-foot-wide yard will sit in the back. Construction costs are indicated at $850,000.

Together, the three buildings will significantly contribute to the restoration of the urban fabric of a predominantly residential block that, for the standards of the surrounding area, had fared particularly poorly during the postwar period of depopulation and demolitions. It is always refreshing to see a development team tackle a single area all at once with multiple proposals, even if they are situated on separate parcels, thus jump-starting neighborhood revival at a faster pace while gaining efficiency and reaping savings via a simultaneous design, development, and construction process for several independent structures.

Three more projects are currently underway on the block at 2423, 2425, and 2427 West Thompson Street, permits for which YIMBY covered in 2021.

The route 15 trolley on Girard Avenue sits within a five-minute walk to the southwest. Girard College, Fairmount Park, and Temple University may be reached via a ten-, 15-, and 20-minute walk to the south, southwest, and northeast, respectively.

Permits for 2403-07, 2413-17, and 2431-33 West Thompson Street have been issued in May.
