Permits have been issued for a residential project proposed for development at 3445 West Westmoreland Street in Allegheny West in North Philadelphia. The project proposal includes the construction of three four-story residential structures. The buildings will be located on a vacant lot spanning an area of 5,664 square feet, situated on a corner block between Westmoreland Street and North 35th Street. 24/7 Design Group is listed as the design professional. Loney Engineering and Consulting LLC is the engineer on the project. Permits list Argo Development Group as the contractor and specify a total construction cost of $375,000.

The project site is a vacant parcel spanning an area of 3,358 square feet. The residential structures will yield a total built-up area spanning 2,376 square feet. The scope of work includes the construction of three attached structures, with a roof deck, a cellar, a pilot house, and a one-car garage each. The roof decks will be accessible by pilot houses spanning 125 square feet. The dwelling units will all have rear yards spanning between 180 square feet to 280 square feet. Each structure will have a front asphalt area measuring 297 square feet. The three-story building will rise to a height of 42 feet to the parapet.

A project application has been submitted, awaiting review and approval. The estimated construction timeline has not been announced yet. The area is serviced by transit lines such as routes number 1, 31, 60, R, K, and more. Faimount Park, Schuylkill River, other green areas and recreation spots are located within a 10-minute drive. East Falls station along the Manayunk/Norristown Line sits within a five-minute car ride.

    I guess you are a little late with this news, or the builder got underway before the permits emerged! Visiting the corner of 35th and W. Westmoreland today, I see that the structure is underway, showing the usual cheap construction. Adjoining the new houses are 16 three-story dwellings from the early 1870s, built by John Dobson, the co-proprietor of “Dobson Mills,” the major manufacturer whose enormous complex sat just across the (now) CSX rail line, which runs behind the new and old houses. Dobson also built the pre-1875 homes now on “Sugden’s Row” (formerly Dobson’s Old Row”) almost adjoining the new construction, as well as several stone buildings on the south side of W’land. Some of these were built as “back-to-back” dwellings, which Dobson knew from his youth in the industrial region of England. In fact, this disconnected stub of Westmoreland Street (3400) was a Dobson enclave, the houses rented to his mill workers. Until relatively recently, this was an almost hidden corner of the city. So far, at least, despite fervent development in the area, none of the historic houses have been demolished. This will likely change in time.

      Thanks for the extensive backstory. BTW, I remember you well from my days at Medical College of Pennsylvania class of 1980. A historian par excellence. A nephrologist par excellence.
