Permits have been issued for the construction of a three-story, 21-unit residential building at 1528 North 24th Street in Sharswood, North Philadelphia. The new structure will rise from a larger vacant lot on the west side of the block between North 24th and North 25th streets. The building will span 31,155 square feet. Permits list the Philadelphia Housing Authority as the owner and Domus Inc. as the contractor. Construction costs are specified at $5.3 million.

Over the past couple of decades, the area around Temple University, which includes the eastern reaches of Sharswood, has seen a dramatic surge in new construction and renovations. However, the set of blocks bound by North 24th Street to the east, North 25th Street to the west, West Oxford Street to the north, and Jefferson Street to the south, has been almost entirely cleared out with mass demolitions that had extended even into recent years.

Contrary to the common local practice of renovating derelict rowhouses into new housing, frequently geared toward university students, an entire block-long ensemble of stately prewar rowhouses were torn down on the north side of the block, facing Oxford Street, between 2014 and 2018. At the moment, vacant land comprises much of the block between Redner and Oxford streets, where the proposal is situated, much as it does the two blocks immediately to the south.

1528 North 24th Street will finally bring much-needed residential density back to the location. Ridge Avenue, the neighborhood’s primary commercial corridor, serviced by the route 33 and 61 buses, is situated several blocks to the northeast. The main entrance to the Girard College campus is situated within a 15-minute walk to the south, while Fairmount Park may be reached within a 15-minute walk to the west.

The Temple University campus, as well as the Cecil B. Moore station on the Broad Street Line, sit within a roughly 20-minute walk to the east. The Philadelphia Museum of Art may be reached within a 25-minute walk directly to the south.
