Permits have been issued for a new three-story residential project at 534 North 54th Street in Haddington, West Philadelphia. The building will be located on a lot spanning 4,989 square feet, situated on a block bound by Conestoga Avenue, Wyalusing Avenue, Pennsgrove Street, facing 54th Street. The project has an allocated total construction cost of $214,990, with $155,890 allocated to the general cost of construction, $13,600 for mechanical work, $12,000 for electrical work, and $32,500 for plumbing work.
Civetta Property Group is listed as the property owner. Permits list Spruce Builders LLC as the contractor. Moto Design Shop is responsible for the designs. Ruggiero Plante Land Design is the civil engineer on the project.
The scope of work includes the construction of a three-story two-family apartment building yielding a total built-up area spanning 2,332 square feet. Named Pastor Allen Workforce Housing, the building will offer six dwelling units. The building will be designed in wood-frame construction. The apartment building will rise to a height of 34 feet. A rear yard running 9 feet is proposed.
The project requires at least 5 feet of excavation, and requires underpinning. Underpinning and excavation work has also been completed under a separate permit.
The project site is located in a vibrant neighborhood, near various grocery stores, shops, and restaurants. 56th St Station is located half a mile away. No estimated construction timeline has been announced yet.
