Permits have been issued for a four-story, 13-unit residential project proposed at 6706 North Broad Street in West Oak Lane, Northwest Philadelphia. The building will be located on a lot spanning 3,520 square feet, situated on a corner parcel by North 15th Street, 78th Avenue, 67th Avenue, facing North Broad Street. Designed by Designblendz, the building will will span 12,395 square feet and feature commercial space, a basement, fourth floor mezzanines, a roof deck, and a roof deck access structure. Philly Eats LLC is the property owner. Permits list D&B Builders LLC as the contractor.
The project has an allocated total construction cost of $1,710,000, with $235,000 for general construction, $20,000 for mechanical work, and $18,000 for excavation, and $15,000 for plumbing work.
The scope of work includes the construction of a four-story type V-A structure. The building façade will rise to a height of 51 feet. Renderings reveal a brick façade with windows serving as both aesthetical and functional breaks.
Separate permits are required for the commercial space, mechanical, electrical, plumbing, and fire suppression work. The project site is located in a vibrant residential neighborhood. Melrose Park Station is located a five-minute drive away. The area is serviced by transit lines 15, 22, 55, and more. No estimated construction timeline has been announced yet.

the restraint involved to design an elegant and appropriate facade and then…..what happens at the ground level? Was there a 1950’s used car showroom existing that now remains?
Oddly enough, the proposed ground floor does look a lot like an alteration of the one story building that’s currently there. I’m not sure why they’d take that approach but must be cheaper in this case somehow
