Finishing Touches Underway at Jessup House at 123 South 12th Street in Midtown Village, Center City

A recent site visit by Philadelphia YIMBY has noted that construction work is nearing completion at Jessup House at 12+Sansom, a 240-foot-tall, 20-story residential high-rise under construction at 123 South 12th Street (alternately 123-27 South 12th Street) in Midtown Village, Center City. The 370,860-square-foot development will provide 399 rental apartments, as well as 10,844 square feet of retail. The project team consists of Studios Architecture as the design architect, BLT Architects as the architect of record, Greystar Real Estate Partners as the developer, and Clemens Construction Company as the contractor. The construction cost is specified at $132.25 million.

The building rises on the southeast corner of South 12th and Sansom streets, with alley-like Moravian Street and South Jessup Street running to the south and east, respectively. The development makes for a significant improvement for the large, centrally-located property over its previous use, where a multi-level parking garage once stood.

The residential portion of the building is already occupied, while finishing works are still in progress at portions of the lower levels.

    It’s ludicrous that this building has essentially been finished for months, people are living there, and they just never finished the lobby! This means they have been blocking the sidewalk on 12th Street, creating hazardous conditions for pedestrians, for basically no reason other than “they haven’t got around to it yet”. Finish the damn sidewalk!!!

  5. As a daily 12th st pedestrian this was cathartic to read. It has been so disappointing to learn building permits evidently don’t prioritize the reopening of public right of ways (effectively at least) and actively facilitate this abuse of the neighborhood.

  6. ngl im disappointed- this popped up in my feed, I saw *yimby and got excited thinking this was a project touting *at least some* affordable or possibly rent controlled units. Ludicrous of me, I know, esp. considering Philly is still the poorest big city in the US, who’s job market continues to shrink. Maybe they haven’t noticed how all the other new (last decade) luxury apartments, condos, high rises are half empty, not even including the blocks and blocks and blocks of half empty modern apartments now spanning all that the eye can see from Girard Ave almost to Tioga Ave.
