Foundation Work In Progress at 316-20 South 11th Street in Washington Square West, Center City

Philly YIMBY’s recent site visit has revealed that construction of foundations is underway at a nine-unit townhouse complex at 316-20 South 11th Street in Washington Square WestCenter City. Although construction permits have been filed in November, our recent site visit has revealed that construction work has not yet begun on the development. According to permits, all nine buildings will be fairly similar, if not altogether identical. Each will span a 1,241-square-foot footprint and offer 4,589 square feet of space, which would make for a regal interior in any part of the city, let alone such a centrally located one. Permits list OCF Construction as the contractor.

The total cost of construction per townhouse is listed at $694,500, of which $650,000 will be allocated toward general construction work, $18,000 for mechanical work, $14,500 for plumbing work, and $12,000 for electrical work.

Renderings show exteriors crafted in a stately manner well-matched to the centrally-sited, top-market luxury properties. The townhouses will sport tall paneled windows and facades of cream-colored brick articulated in a classical manner, with an understated yet well-defined base, herringbone bond brick spandrels between the windows, dark metal accents, an ornamental horizontal band above the second story, and a sumptuous cornice with a dentil course along the parapet.

Even though the proportions seem a bit off, the development will exude a classy presence worthy of old world London or, indeed, prewar Center City in Philly. Wall sconces mounted at the pilasters between the windows, combined with sidewalk planters, will further enhance the pedestrian experience.

  1. This post is mixing up two different projects. The townhouses are a block north and are almost completed. The foundation photos are of a single lot being developed at 11th & Pine.

    As Ralph points out, this post is all mixed up. The rendering, photos and elaborate architectural description are that of 1101 Pine St., not 316-20 S. 11th St. The nine-unit S. 11th St. development is nearly complete.

    Re 1101 Pine St., although the facade is well articulated, a street-facing private garage is the antithesis of Wash West’s character, detracting from the neighborhood’s beauty and walkability.

Think you are getting your stories mixed up the town houses are at 11th and Panama street where the old parking garage was, there is no way 9 townhouses will fit in that corner of 11th and Pine, maybe 9 apartments, but no way in h e double hockey sticks wil 9 townhomes fit there on Pine, unless there were previously unannounced plans to demo more of the neighboring buildings.

  4. Yep. You guys mixed up two projects. And worse. None of this makes any sense. You even claim no work has been done, then say foundations have been poured. Which is it? (Foundations were poured over summer, then work stopped.) I think you confused 1100 Pine St with 316-320 S 11th St (which is mostly on Cypress and most units will probably have a Cypress address.)
