Permits Issued for 1740 North Marshall Street in North Philadelphia East

Permits have been issued for the construction of a three-story, three-unit apartment building at 1740 North Marshall Street in North Philadelphia East. The new structure will rise from a vacant lot situated on the west side of the block between Cecil B. Moore Avenue and Montgomery Avenue. Designed by HDO Architecture, the building will span 3,577 square feet and will feature a cellar and a roof deck. Permits list Finch Development as the contractor.

Construction costs are indicated at $345,220, lending a total construction cost of around $97 per interior square foot. Permits allocate $315,220 toward general construction and $30,000 for excavation work.

The development will rise in the southeastern corner of the Hartranft neighborhood, with Ludlow spanning to the south, Norris Square to the east, and Olde Kensington to the southeast. The project is also sited on the periphery of the general Temple University area, with the campus situated within a ten-minute walk (or a three-minute bike ride) to the west, making the residences a suitable choice for university students or faculty.

The university was one of the major drivers behind the ongoing revival of a neighborhood hit hard by the postwar advent of depopulation and demolitions. Several new buildings, typically of the three- and four-story story rowhouse variety, have risen from the many vacant lots along the 1700 block of North Marshall Street over the course of the past decade. One by one, the new developments are restoring the local urban fabric to its original, dense prewar condition.

The Temple University regional rail station, located within an eight-minute walk to the northwest, provides a rapid commute to Center City and University City. The Cecil B. Moore subway station and the route 15 trolley on Girard Avenue are situated within a 15-minute walk to the west and to the south, respectively.
