The approved building will rise three stories and contain four dwelling units under Group R-2 occupancy. Construction is classified as Type V-B. The property is zoned RM-1, and the zoning approval permits an attached multifamily structure containing four dwelling units. The zoning drawings show a 1,440-square-foot lot with approximately 1,080 square feet of building coverage, equal to 75 percent of the parcel, while 360 square feet, or 25 percent, remains open. The plans show a rear yard measuring approximately 19 feet 6 inches outside the balcony and a building height of approximately 34 feet, below the 35-foot maximum indicated for the site.
Architectural drawings depict a narrow attached building with a vertically organized front elevation. The street-facing facade is divided into a central window bay framed by brick-patterned wall areas, with paired windows on each residential level and an elevated entrance reached by exterior steps. At the rear, the drawings show horizontal cladding, exterior stairs, and a projecting second-floor balcony. The zoning plan places the primary building mass toward West Diamond Street while retaining the open rear yard.
