Permits have been issued for the construction of a three-story, three-unit residential building at 2230 North Camac Street near Temple University in North Philadelphia. The new building will rise from a vacant lot located on the west side of the block between West Susquehanna Avenue and West Dauphin Street and will feature a basement and a roof deck. Designed by Jos. Serratore & Company Architects, the structure will span 3,886 square feet. Permits list Finch Development as the contractor.
Permits indicate a construction cost of $666,500, which yields an average cost of around $172 per interior square foot. Of this sum, $589,000 is allocated for general construction, $7,500 for excavation work, $23,000 for electrical work, $25,000 for mechanical work, and $22,000 for plumbing work.
The plain design will feature a tall porch, brick cladding at the ground floor, and vertical panels on the upper levels facing the street, and horizontal siding on the rear elevation.
The building will slot nearly into a 16-foot-wide gap between two prewar rowhouses on a residential block that has seen a significant degree of housing stock loss in the postwar years, as did much of North Central Philadelphia. The block has seen a dramatic turnaround over the past decade, with ample new rowhouse-style construction rising on an increasingly dwindling amount of vacant properties. The proposal at 2230 North Camac Street is the latest step in this ongoing process of restoring the neighborhood to its original level of density and vibrancy.
The Susquehanna-Dauphin Station on the Broad Street subway line is situated within a four-minute walk to the west. Route 4, 16, 23, and 39 buses run in the vicinity.
