Permits have been issued for the construction of a three-story residence proposed at 3604 Melon Street in Mantua, West Philadelphia. The project site is located on a parcel bound by North 36th Street, Wallace Street, North 37th Street, and Melon Street. Maskoff LLC is listed as the owner. Altus Development Inc is the contractor. David P. McArthur is responsible for the designs.

The listed construction cost is $400,000, including $350,000 for general construction and $50,000 for excavation work.

The scope of work includes the erection of an attached three-story building to be used as multi-family residence offering three dwelling units. According to permit records, the building will be fully sprinklered and constructed as an attached structure with a roof deck and pilot house. The total construction area is 3,870 square feet, with an additional 735 square feet of deck space. The building will include a basement, three full floors above ground, and exterior egress features.

The lot measures 1,414 square feet, with proposed building coverage of 1,043 square feet. The building height is proposed to be 34 feet. A sidewalk closure or covered walkway will be required during construction due to proximity to the public right-of-way.

Renderings reveal a façade expressed in brick along the front elevation and vinyl siding on the rear. Each floor spans 1,043 square feet, with casement windows and full-lite patio doors at the rear. The roof deck is accessed via a pilot house structure, which remains under the ten-foot height limit specified in the zoning notes.

The estimated construction timeline has not been revealed yet.

    No parking is the expected compromise.

    Residents will have to figure out how to grocery shop without a car.

    There are numerous nearby SEPTA services and the proximity to the Philadelphia Zoological Gardens and Fairmount Park are the wonderful perks of this location.

    Overall, a designation for city dwellers prioritizing location over convenience.

    Hopefully, Philly Yimby will offer a series of follow up articles with renderings, construction updates and more.

    The site plan confusingly displays a back alley leading to Tulip St. and Memphis St., streets in Fishtown, Olde Richmond, and Port Richmond but not in Mantua.
