Permits have been issued for the construction of a new multi-family residential building at 808 North Preston Street, situated in the Mantua neighborhood of West Philadelphia. The development will replace a vacant lot on the block between Parrish and Ogden streets. The structure will rise three stories tall and span a total construction area of 3,764 square feet. Plans also call for a full basement, a roof deck, and a pilot house providing access to the deck. The building will hold three dwelling units in total.
The project plans are designed by 24 Seven Design Group and will be developed by Benjamin Ringer. Merit Properties LLC is listed as the project contractor.

According to permit records, the building will be classified under Group R-2 occupancy and constructed using Type V-B construction standards. The project will include underpinning and excavation, with excavation area estimated at 927 square feet and excavation cost listed at $40,000. The total construction cost is reported at $370,000.

The development sits within an RM-1 zoning district, and the issued zoning permit confirms the structure’s residential use for three units and inclusion of both a pilot house and roof deck. The proposed building height is 33 feet, which falls below the 38-foot zoning height limit. The rear yard depth will extend 13 feet, exceeding the minimum zoning requirement. The plans also show an open area of 310 square feet, fulfilling the 25% open area requirement for the lot, which measures approximately 1,238 square feet.

    Another development with nice looking neighboring buildings within a reasonable walking distance from Fairmount Park and the Philadelphia Zoological Gardens with nearby SEPTA routes.

    No off-street parking was mentioned.

    Mantua, and to a lesser extent Belmont, are growing in large part because of available developable land and the neighborhoods’ proximity to University City and its 85,000 jobs, many restaurants, quality shopping, and myriad cultural amenities.

    808 N. Preston St. is one and a quarter miles from the heart of U. City, approximately a 25 minute walk.
