Permits have been issued for the construction of a three-story single-family home at 1341 North 29th Street in the Brewerytown neighborhood of North Philadelphia. The site is located on the east side of the block between West Master Street and West Thompson Street, in a row house-lined residential corridor. Construction is being managed by contractor TTP Consulting Enterprises LLC. Adam Grier Design is listed as the design firm in charge.
The total listed construction cost is $21,000, with $10,000 allocated to electrical work, $6,500 to plumbing, $3,500 to mechanical systems, and $1,000 to general construction.

The project will rise three stories and span a total of 1,200 square feet, built directly on the existing foundation. The structure is permitted for use as single-family household living and complies with RSA-5 zoning regulations. Energy code compliance will be verified through air barrier and envelope testing performed by a certified third-party agency prior to the issuance of a Certificate of Occupancy. No underpinning or deep excavation is involved.
Demolition permits were issued earlier in 2025 for the full removal of the previous structure using hand tools only, with structural stability inspections required for adjacent buildings. Zoning approval for demolition and reconstruction was granted on November 4, 2024. A separate permit will be required for installation of an NFPA 13D-compliant sprinkler system.

The development adds new residential density to Brewerytown, a neighborhood that has experienced steady infill and renovation activity in recent years. The site sits just north of Girard Avenue and is well-connected by nearby public transit and walkable amenities.

Fortunately, the long vacant (at least since 2009), architecturally significant, two story at 1341 N. 29th St. is being preserved. There has been no demolition nor will there be.
As the posted site plan states, the project entails an “existing two story masonry building with new rear and third floor addition.” The front elevation displays the “new third floor addition”. The rear elevation shows that outline of the “new addition”.
Google Maps April 2025 street view shows the two story structure vacant but intact. Google Maps aerial view shows the partially constructed third floor addition with an eight foot setback. The rear addition is also present.
The quoted 1,200 square feet refers to the addition, not to the whole home. Clearly, the “total listed construction cost [of] $21,000” is an error.
Contractor TTP Consulting Enterprises LLC and draftsman Adam Grier Design are to be congratulated for preserving and bringing back to life a sublime Brewerytown edifice. Check out Google Maps to delight in the architectural wonder of the 1300 block of North 29th Street.
