Permits have been issued for the construction of a four-story, five-unit multi-family building at 6115 Walton Avenue in Cobbs Creek, West Philadelphia. The proposal will rise on the north side of Walton Avenue*, toward the southern edge of the block between South 61st Street and South 62nd Street. Designed by Alfa Engineering, the development will span 8,435 square feet and will feature a basement. A&P Construction LLC as the contractor of record.
Construction costs are listed at $325,000.

Zoning documents show that the property is located in the RM-1 multi-family district. The lot measures 20 feet wide and 2,250 square feet in total area, with a building footprint spanning 1,660 square feet and another 590 square feet reserved as open space. The design maintains an 18-foot-deep rear yard. The proposed structure will rise to a maximum height of 38 feet, in line with the general district height cap.
Drawings revised in June 2025 illustrate a simple, rowhouse-style structure with a brick veneer façade. The exterior is organized with evenly spaced rectangular windows across all stories and a centered residential entry at ground level, paired with an ADA lift.

I can hear the structure crying out for a cornice. The ADA lift provides accessibility.
“The proposal will rise on the south side of the block…” This is the fourth time in recent days that YIMBY has mis-located the posted site on the wrong side of the street.
As I’ve written three previous times “In Philadelphia, even-numbered street addresses are either on the south or west side of the street while odd-numbered addresses are either north or east. The statue of William Penn atop City Hall faces northeast, which I initially found odd (north and east = odd). Now I know that William is looking in that direction towards Penn Treaty Park along the Delaware Riverfront.” According to legend, the site is where Pennsylvania founder William Penn signed his treaty of peace with the local Lenape tribe under an elm tree just off the Delaware River in 1683.
As such, 6115 (odd = north or east) Walton Avenue is on the north side of the street.
