Permits have been issued for the construction of a new three-story single-family dwelling at 619 Cantrell Street in South Philadelphia. The development will occupy a residential parcel located between South 6th Street and South 7th Street, a short walk from the South 7th commercial corridor and Mifflin Square Park.

The project is being developed by Big Rentals Inc., with Clear Construction Inc. listed as the contractor of record. Carolina Pena of Parallel Architecture Studio LLC is named as the design professional on the project, while James Clancy is listed as the design professional in responsible charge. The development falls within the South L&I district.

The approved scope calls for the construction of an attached three-story structure with a roof access structure and an occupiable roof deck. The building will rise to a height that requires sidewalk closure within eight feet of the façade. The total construction area will span 1,865 square feet and the structure will be fully sprinklered.

Filed permits estimate the total construction cost at $175,000. This includes $104,000 for general construction, $25,000 for excavation, $20,000 for plumbing, $15,000 for mechanical, and $11,000 for electrical work. The design follows R-3 occupancy classification, indicating one- or two-family residential use.

As of this writing, construction has not yet been confirmed at the site. Permits were issued earlier this year on February 19, 2025, indicating the project is likely still in a pre-construction phase. While zoning documents were filed and approved, no official floor plans or architectural elevations were publicly posted at the time of publication.

Once complete, the project will contribute new housing to a dense and walkable section of South Philadelphia. The site offers convenient access to SEPTA bus routes and nearby neighborhood amenities.

    There are 40,000 vacant lots in Philadelphia. After this project, there will be 39,999.
