A zoning permit has been issued for the construction of a three-story single-family residence at 1210 East Fletcher Street in Fishtown. The site is located on the west side of East Fletcher Street, mid-block between Moyer Street to the north and East Girard Avenue to the south. Designed by the A2 Design Group, the development will span 2,680 square feet and include a basement, roof deck, and roof deck access structure. Permits list Ben Franklin Builders LLC as the contractor.
Construction costs are specified at $385,000.
Permit documents describe plans for the erection of a three-story attached building of Type V-B construction. The residence will be classified under R-3 Residential for one- and two-family dwellings.

The basement will measure 640 square feet, the first floor 685 square feet, the second floor 685 square feet, and the third floor 670 square feet. Excavation will cover 876 square feet.
Architectural elevations show a classic Fishtown rowhouse design with a three-story brick façade, stone base, and metal cornice. The front elevation incorporates vertically aligned windows with soldier course sills and lintels, as well as a recessed entry stoop with concrete steps and a metal railing. The building will rise 31 feet to the main roof, with a pilot house extending slightly higher to provide access to the roof deck. The rear elevation features large sliding glass doors leading to a small yard, as well as modern vinyl-framed windows for natural light.
The property sits within a row of attached residential structures, just west of the commercial frontage along Aramingo Avenue and near transit service and amenities along Girard Avenue. The project adds to the steady pace of infill development in Fishtown, where narrow blocks continue to attract new single-family housing alongside established residential fabric. The site offers proximity to retail and dining destinations along Girard Avenue and Frankford Avenue, while nearby SEPTA service provides connections to surrounding neighborhoods and Center City.

As I commented yesterday and earlier today, in Philadelphia, even-numbered street addresses are either on the south or west side of the street while odd-numbered addresses are either north or east. The statue of William Penn atop City Hall faces northeast, which I initially found odd (north and east = odd). Now I know that William is looking in that direction towards Penn Treaty Park along the Delaware Riverfront.
As such, 1210 East Fletcher Street is on the west side of the street. Google Maps shows the site situated mid-block between Moyer St. to the north and East Girard Avenue to the south. East Susquehanna Avenue is parallel to E. Fletcher and located to its west.
1210 East Fletcher is only steps away from I-95’s on- and off-ramps as well as the expressway itself, certainly not ideal.
