Permits have been issued for the construction of a four-story multi-family building at 921-23 East Chelten Avenue in East Germantown, Philadelphia. The development will deliver 20 residential units, including two reserved as moderate-income housing through the city’s mixed-income housing bonus. AMF Construction Inc is the contractor, with architectural work led by KORE Design.

The project carries a reported total construction cost of $1.07 million. Of this, $1 million is allocated to general construction and $70,000 to excavation. Chelten Ave LLC is listed as the property owner.

Building height is capped at 45 feet and the proposed structure meets this limit.

Plans show a four-story structure with a common roof deck. The roof rises to 42 feet 6 inches, capped by a 45-foot parapet, while pilot houses extend to 53 feet 6 inches. The front elevation features projecting balconies at the second through fourth floors.

The property is located along East Chelten Avenue in East Germantown, just west of Chew Avenue.
