Construction and zoning permits permit have been issued for a multi-family residential development proposed at 837 East Chelten Avenue in East Germantown, Philadelphia. The project site is currently a vacant lot and is planned for redevelopment with a three-story attached structure containing nine dwelling units. The project is being developed by THG Realty 837 LLC, with design work prepared by J2A Architects. REB Shayeles Builders LLC is listed as the contractor.

The development carries a total reported construction cost of $3,504,500, with a total construction area of 7,655 square feet.

The scope of work calls for the construction of a wood-frame building on reinforced concrete footings. Zoning documentation indicates the site falls within an RM-1 district. The lot spans approximately 3,850 square feet, allowing nine dwelling units by right under applicable density regulations. The proposed structure rises to a height of 37 feet 6 inches, remaining below the 38-foot maximum permitted. Open space requirements call for 962 square feet, while the plans provide 967 square feet. Lot coverage is shown at approximately 2,883 square feet, within the 75 percent maximum allowed. No off-street parking is required for the project.

Architectural plans depict a three-story building with a flat roof configuration incorporating two roof decks, which are accessed from the upper residential units. Pilot houses are included to enclose stair access to the roof level. The front elevation features vertically stacked openings and balcony elements, while the building is accessed from Chelten Avenue via a raised entry condition. A light well is incorporated within the building footprint, and mechanical equipment is located at the roof level.

The project replaces a vacant parcel with new residential construction consistent with RM-1 zoning allowances. The zoning permit was issued in June 2025, followed by issuance of the building permit in March 2026. A construction timeline has not been disclosed.

    Two days ago, YIMBY posted about 840 East Chelten Avenue, a four unit, 2,628 square foot, $420,000, residential project across the street from nine unit, 7,655 square foot, $3,504,500, 837 East Chelten Avenue. 840 Chelten carries a cost of $160 per square foot or $105,000 per unit whereas 837 Chelten is much more expensive at $456 per square foot or $389,000 per unit.
