Renderings have been revealed for 625 West Girard Avenue, a 49-unit mixed-use development in Ludlow, North Philadelphia. Philly YIMBY first shared news of the development last August, when permits were issued for the structure’s construction. Developed by Rock Development, the building will rise six stories tall.
The rendering shows an attractive stately building, but with a few modern features. The structure façade is primarily gray brick. There is some additional dark gray cladding that gives the building a timeless exterior, particularly as it is paired with a detailed cornice and crown at the top of the structure. An awning sits over the front of ground floor where floor-to-ceiling windows are situated. Above this are large windows with an industrial style with some located on alternating jut-outs from the building.
The building will also include two blank walls that face Girard Avenue due to the fact that there is an adjacent property that is undeveloped and sits as a vacant grassy land parcel. The property that the development is situated on wraps around this land parcel and, to maximize space, the structure does as well. Once the vacant property is developed, the blank walls will no longer be as noticeable.
A La Colombe coffee location will occupy the ground floor of the space and will help transform this section of Girard Avenue into the commercial corridor it is meant to be. With the added density and the inclusion of the popular retail destination, additional pedestrians will likely find their way down this stretch and will help add even more vibrancy to Ludlow.

The new building will replace a former blighted industrial structure that spanned the same footprint. That building was demolished not long ago to make way for the new project.
The development is well underway and is gearing up for leasing in the not too distant future.
