Permits have been filed for the construction of a single-family structure at 1833 North Van Pelt Street in the Cecil B. Moore neighborhood of North Philadelphia. The building will replace an vacant, grass-covered lot about mid-block between West Montgomery Avenue and West Berks Street. The property is owned by Siano Daniel J and Siano Joseph Sr.
According to the documents, the building will be an attached structure, as is common for most buildings in the neighborhood. The structure will feature a roof deck along with stairs and an access structure.
The site is located a block south of the Fredrick Douglass Mastery Charter School, along with the 22nd Street and Berks Street station of the 33 bus at the corner. The Martin Luther King Recreation Center sits a block to the south. The property is located about half a mile west of Temple University, which is a major driver of real estate development in the surrounding area.
