The Society Hill Towers in the Society Hill neighborhood of Center City used to stand alone in the local skyline until now, when a new residential tower is rising next door. At the corner of Dock Street and South Front Street, One Dock Street is currently under construction, which will stand 372 feet and 31 stories tall. Designed by Bower Lewis Thower Architects and developed by LCOR Incorporated, the rental apartment tower will feature 272 units and rise just over the height of the parapets of the Society Hill Towers.
The opposition has started not long after the plans were revealed, and the city and historical commission constantly worked with the firms to acclaim the building. Permits for the construction were posted onto zoning sites in June 2021, marking the tower green lit. Quickly, machines had arrived on the site in August, and one month later the excavation was heavily underway. The site work stalled throughout the winter, but work ramped up as more workers were seen on site along with a tower crane in March. In May, the tower was seen popping into a few rare views of the Philadelphia skyline.
The work is proceeding quicker now as the shorter residential slabs of the tower are now underway. Most noticeable, the core still remains five floors above the slabs, similarly to core first construction. The floors of the structure now stand 10 stories above the ground, as the floors for the lobby are still supported with frame scaffolding since the open space is massive. Months ago, the tower crane was seen from the I-76, but now the core and slabs can be seen rising into frame. The tower could eventually top out in the very beginning of 2023.
An on-site sign states the tower will be completed in September 2023.
