YIMBY Visits the Site of Stalled 18-Story Condo Tower Proposed at 222-30 Walnut Street in Society Hill, Center City

Among the potential developments that YIMBY covered some time ago, and ceased to address recently due to a lack of progress, the 222-30 Walnut Street planned in Society Hill, Center City, is one of the most significant as well as controversial. The adaptive reuse project would raise a new 242-foot-tall, 18-story condominium high-rise within a group of low-rise buildings constructed between 1856 and 1950. Designed by Cecil Baker + Partners Architects, the building will offer a combined total of 101,115 square feet of interior space, most of which will be dedicated to 18 residential condominiums. We have last reported on the site in December 2021, when we noted a marked lack of progress; nevertheless, we recently paid another visit to the location, and, as expected, noted that the site persists as it had for the past few years, or, more accurately, the past century and a half.

One Dock Street Nearly Topped Out in Society Hill, Old City

Topping-out is rapidly approaching at One Dock Street, a 364-foot-tall, 31-story high-rise under construction in the Society Hill section of Old City in Center City. Designed by BLT Architects and developed by LCOR Incorporated, the tower rises near the Delaware River waterfront and close to architect I.M. Pei‘s similarly-scaled Society Hill Towers; upon completion, One Dock Street will stand as the most significant contribution to the local skyline in half a century. The structure will span over 300,000 square feet of interior space and feature 272 rental units. Permits list Hunter Roberts Holdings LLC as the contractor and a construction cost of $66.55 million.

Residential Slabs Underway At One Dock Street In Society Hill, Center City

The Society Hill Towers in the Society Hill neighborhood of Center City used to stand alone in the local skyline until now, when a new residential tower is rising next door. At the corner of Dock Street and South Front Street, One Dock Street is currently under construction, which will stand 372 feet and 31 stories tall. Designed by Bower Lewis Thower Architects and developed by LCOR Incorporated, the rental apartment tower will feature 272 units and rise just over the height of the parapets of the Society Hill Towers.

One Dock Street Popping Into View From Society Hill, Center City

Despite opposition from preservationists, the long-awaited tower at One Dock Street is underway in Society Hill, Center City. The apartment building will stand 372 feet tall and 31 stories. Designed by Philadelphia-based BLT Architects and developed by LCOR Incorporated, the slim yet sizeable tower will feature 272 rental apartments and will connect to the Marriott Hotel adjacent to the site. The high-rise will join architect I. M. Pei’s three Society Hill Towers that have dominated the area since 1964.

The 374-foot-tall, 31-story One Dock Street is underway in the Society Hill neighborhood in Center City, near the Delaware River. One Dock Street will add new mass to the far east side of the city skyline as it will join the Society Hill Towers by I.M. Pei.
