One Dock Street Nearly Topped Out in Society Hill, Old City

Topping-out is rapidly approaching at One Dock Street, a 364-foot-tall, 31-story high-rise under construction in the Society Hill section of Old City in Center City. Designed by BLT Architects and developed by LCOR Incorporated, the tower rises near the Delaware River waterfront and close to architect I.M. Pei‘s similarly-scaled Society Hill Towers; upon completion, One Dock Street will stand as the most significant contribution to the local skyline in half a century. The structure will span over 300,000 square feet of interior space and feature 272 rental units. Permits list Hunter Roberts Holdings LLC as the contractor and a construction cost of $66.55 million.

The development will feature a commercial component spanning around 15,000 square feet, as well as underground parking. Amenities will include a roof deck and a rooftop pool.

The building rises at the narrow south tip of an irregularly-shaped block, on a site bordered by Dock Street to the south and west and South Front Street to the east. The structure will replace a landscaped outdoor space to the south of the adjacent four-story Marriott hotel. The loss of the trees and thickly growing vegetation at the site is somewhat regrettable; however, the space was inaccessible to the general public, available only to the hotel patrons when it was in operation, and the new building will offer arguably more effective engagement with the pedestrian realm.

Together with the Society Hill Towers, the prewar US Custom House (built in 1934), and the Hilton Philadelphia tower on the opposite side of the Interstate 95, One Dock Street is already contributing to a rather well-defined skyline along Penn’s Landing, with more high-rise buildings still slated to be built in the vicinity in the coming years.

  2. Would be interesting to know how the residents of the Society Hill Towers feel about their obstructed views.

    • “It interferes with neighbors right to light and their right to a view,” said architect James Timberlake, who lives in the Society Hill Towers. “When I look out of my windows on the 31st floor, that building is going to be a hand in my face.”

      “A lot of the parcels [left in Society Hill] are small parcels and, therefore, when constructed and designed, they are going to be towers,” said Addimando. “Those towers are going to block certain people’s views. That’s part of living in a city.”

    • Based on how much they complained about the Hilton on the Delaware when it went up, I would guess, not very favorably.

  7. For all the people who were commenting in previous articles about how great this place will be ….. The listings finally started appearing online for penthouses, and their rentals are priced affordably in the “Regular Joe” average range of $8,000.00 per month.
