Demolition Permits Filed for 3850 North Percy Street in Hunting Park, North Philadelphia

Permits have been filed for the demolition of a two-story rowhouse at 3850 North Percy Street in Hunting Park, North Philadelphia. The single-family structure, which has sat vacant for years, will be demolished as part of the City of Philadelphia demolition program. Rodney C. Bradley is the listed owner and FH Demolition is the specified contractor. The cost of work is listed at $12,999.

The property sits on the western side of the block located between West Butler Street and West Pike Street. The prewar rowhouse is part of an ensemble that lines both sides of the block, with light brown brick exterior and ornamented cornices. Over the years, the block has retained most of its prewar buildings.

The structure spans 1,200 square feet and, according to the filing, has a partially collapsed roof and interior. The loss of prewar buildings, no matter how minor, is generally unfortunate news for the city’s architectural stock, but the removal of a structurally unstable, vacant space takes precedence.

Though no new construction has yet occurred after the original buildout, the location is reasonably well-sited for future development, notably for family-minded housing. A playground named Butler Street Playlot located at the south end of the block, while the Little Flower High School and expansive Hunting Park sit two blocks to the north. The Erie Station of the SEPTA Broad Street Line, located on a commercial corridor at the intersection of Broad Street and Germantown Avenue, sits within a ten-minute walk of the property and offers a 15-minute ride to Center City.
