A recent site visit by Philadelphia YIMBY has observed that construction has effectively topped out at a 12-story, 329-unit building at 418 Spring Garden Street in Northern Liberties, Lower North Philadelphia. Designed by Solomon Cordwell Buenz, the development, also known as 5th + Spring Garden, will stand 137 feet tall to the top of the main roof and 152 feet tall to the top of the bulkhead. The structure will span 341,522 square feet and will include commercial space as well as parking for 87 cars. Permits list INTECH-Construction as thee contractor and specify a construction cost of $60 million.
At the moment, the building’s steel frame has risen to the 12th floor and the concrete cores have reached their highest point, prompting us to assess the structure as “topped out.” An attractive brick facade, adorned with astute black framed windows, already covers several lower floors. The traditionally inspired facade brings a touch of sophistication to a construction scene frequently dominated by sheer glass and metal panel exteriors.
418 Spring Garden Street is situated within a seven-minute walk of the Spring Garden Street Station on the Market-Frankford subway line to the east and a walk of equal length to Old City to the south. Route 5, 43, 47, 47M, and 57 buses service the surrounding blocks.

This build is taking surprising long considering the structure type… looked like the crane took a summer break from setting plank there or maybe it was broken down… again… site housekeeping on grade is a bit messy as well I would suggest reinstalling the scrim and cleaning it up a bit. Bad look for Intech
I am sure Nobody’s criticism of how long this is taking comes from personal experience… Unless you have erected a girder slab high-rise in a confined urban environment before, you likely are not familiar with the process, the challenges, and how long it typically takes. Feel free to sit in the dark and anonymously criticize the performance of others. Meanwhile what have you done that gives you such perspective? Its like they say, everyone is a critic.
