Permits have been issued for a six-story, four-unit residential project proposed for construction at 619-29 North Broad Street in Poplar, Lower North Philadelphia. The building will be located on a vacant lot spanning 0.4 acres, situated mid-block between Wallace Street, Mt Vernon Street, and Watts Street, facing North Broad Street. Permits list Knight Rider Construction as the contractor.
The project has an allocated total construction cost of $9,000,000.
The new multi-family residential complex will rise six stories high yielding a total built-up area of 104,716 square feet. The scope of work includes new construction of 119 apartment units, a roof deck, a basement, and attached pilot houses. Commercial space, vehicular parking, and bike parking will also be provided on the site. The building will incorporate green roof construction.
Previous applications proposed a larger 19-story residential complex from KFA Investments. However, none were approved. Renderings for the latest proposal have not been published yet.
Separate permits are required for plumbing, mechanical, electrical, and fire suppression. No estimated construction timeline has been announced yet. The site is currently occupied by a shuttered, single-story commercial structure and a parking lot, all slated for demolition under separate permits. The project site is located in a vibrant residential neighborhood. Both Fairmount and Spring Garden Station are located a five-minute walk away. Various recreational and tourist spots are located nearby, along with some grocery stores including an Aldi that sits a five-minute walk away.
