The property is zoned RM-1, which permits multi-family residential use. The lot spans 1,027 square feet with a 15-foot frontage. Plans designate 262 square feet (25 percent of the lot) as open space, while the remaining 765 square feet (75 percent) is occupied by the building footprint. Zoning filings confirm that the design complies with dimensional requirements, including open space and rear yard setbacks. The main roof height is marked at 34 feet 3 inches, staying under the 38-foot zoning cap, while the pilot house provides access to the roof deck.

Architectural drawings depict a contemporary three-story row-houses clad in brick veneer along the front façade, accented with vertically aligned rectangular windows. The rear elevation is finished in siding. The structure will include a cellar level below grade, a roof deck spanning much of the rooftop, and a compact pilot house at the center.

The property is located on North 11th Street, just below West Cumberland Street, in a residential stretch of North Philadelphia.

  1. The right-sided second and third floor slender windows are sophisticated while those on the left are large, providing plenty of interior natural sunlight.

Compare that to three-story, two-unit 2543 N. 11th St. just up the block. Constructed in 2022, the windows are small and the front facade is featureless.

Most exciting is one of “Village of Arts and Humanities” art parks just north of 2543 N. 11th St. Founded in 1986 by Lily Yeh, an artist and Chinese immigrant and tenured professor at the Philadelphia School of Fine Arts, the Village is an established community asset of 15 art parks and 13 program buildings that include media labs, dance and photography studios, a sound recording booth, and a quarter-acre urban farm. More than just aesthetics, the organization renovates urban lots and empty buildings with murals, mosaics, and gardens to foster community development.
