Construction Begins at 101 West Oxford Street in Olde Kensington, North Philadelphia

Construction is underway at a five-story, 35-unit 101 West Oxford Street in Olde Kensington, North Philadelphia, near the border of Fishtown. A commercial space will be located on the ground floor. Parking and storage space will be located in the basement, with a roof deck and a green roof at the top of the structure.

YIMBY first shared the development in December, informing readers that the property was issued permits and the guiding could move forward. Here’s a refresh:

Construction has advanced since permits were issued, and work is now well underway. A chain link fence encases the site, and excavation is now almost one floor below ground level. Since the building only has one basement level, it is likely that concrete foundations will be poured shortly.

The project will have street frontage on Hope Street in addition to Front and Oxford. The building replaces a small surface lot and a vacant industrial structure, which will boost the vibrancy and businesses of the neighborhood.

The fact that construction started so soon after permits suggests that the developer is working as fast as possible on the building. Although no completion date is confirmed, the project will likely be completed by spring of 2023.
