Permits have been issued for the construction of a four-story, 31-unit multi-family structure at 1223 North 7th Street in Ludlow, North Philadelphia. The development will include parking for 18 cars and 11 bicycles. The building will total 40,019 square feet, feature a green roof, and cost an estimated $4 million to build.
The new building will replace a vacant lot, one of a quickly dwindling supply in the neighborhood. Weeds and grass protruding through a coating of gravel cover the property. The lot is somewhat of an eyesore in the neighborhood, where many similar-sized vacant lots are being developed into rowhouses and multi-family structures.
The development is located on the same block as two other major developments, each of which YIMBY has shared. The one covered more recently at 629-33 West Girard Avenue will include 36 residential units with retail on the ground floor, with the other development at 625 West Girard Avenue, which YIMBY shared in August, bringing 49 residential units to the block. Between the three projects, a massive transformation is set to take place in the area.
The added density will boost the customer base for businesses located along Girard Avenue and in the surrounding area, while contributing to the neighborhood with their own retail space. New developments will also increase pedestrian presence on Girard Avenue and improve the area’s walkability.
No completion date is not known at this time, although the building may be completed by 2022 or 2023.
