Philly YIMBY’s recent site visit to the 27-unit residential project under construction at 2100 Hamilton Street revealed that cladding has reached the top of the 11-story structure, though progress has slowed down since our last site visit. Designed by Philadelphia based architects Cecil Baker + Partners and developed by Bock Development Group, the building stands in the Franklintown neighborhood in North Philadelphia near Logan Square in Center City to the south. Last year, the structure reached its full height of 115 feet and is on its way to becoming the latest luxury development in a neighborhood that rarely sees new construction.
YIMBY’s last update on the project, which was posted in January, showed that work was progressing at a rapid pace. The structure had topped around three months earlier, and in the meantime the mirror-glass skin worked its way over halfway up the structure. The project stands in a prominent location in a bustling ditrict near the Benjamin Franklin Parkway, and it it clearly visible from many locations in the area.
By now, cladding has reached the top of the building, though the pace of glass installation of the glass has dramatically slowed down. The panels have risen only three stories in two months. However, the site visit has also shown active construction activity, meaning that work continues to progress on the project.
The building is scheduled for completion later this year.

The neighborhood is preferably called Baldwin Park, not Franklintown. This is what is done on NextDoor. Many of the current neighbors were eminent domained out of their family homes in the 1970’s Franklin Town project, which leveled the earth over fifty acres. The project built a small portion of what was proposed, then ran out of money, leaving the neighborhood pockmarked with surface parking lots for decades. The neighborhood is now filling in organically with projects such as this. The name of the Park in the center of the neighborhood was officially changed by the City in 2011 from Franklin Town Park to Matthias Baldwin Park for this reason. So Baldwin Park neighborhood, please, not Franklintown.
” 11 stories, 27 units” So are you saying there is 1 unit per floor with 5 floors holding 2 units? Or is this a type-o?

Thanks for making that plea to realtors. We all recognize these days that words and appellations matter. Those which recall a history of injustice should be replaced. Having your family home demolished and then having nothing built was an injustice to many people who still live in the neighborhood. Matthias Baldwin Park is the neighborhood “outdoor living room,” and the physical center of the neighborhood. Baldwin was an abolitionist, fought for black enfranchisement, employed all races, educated poor children of all races for free, and paid for construction of at least five churches. Baldwin Locomotive Works employed 18,000 workers at its peak, jobs which fed and clothed tens of thousands. Baldwin Park, please, not Franklin Town!
