Construction is underway at Bloc24, a mixed-use building located at 613 South 24th Street in Graduate Hospital, South Philadelphia. The development will stand five stories tall and can be built by right due to the proposed supermarket at the ground floor. Eight residential units are proposed on the floors above, each set to be market-rate.
The development will boast a stately façade with brick used as the primary material, covering nearly the entirety of the exterior. The brick will run in an alternating pattern that adds texture to the building and create a timeless design that will age well over time. The northern corner of the building will be curved, adding further elegance to the design. Gray accents will be used at the ground floor and around the large windows on the second, third, and fourth floors.
In the last two weeks, construction equipment arrived on the site and excavation for the foundations has began. Permits for the foundations were issued on February 1, so it appears that developers are looking to build the project as quickly as possible.
Foundations will likely continue to be dug for the majority of the coming weeks. However, sometime in spring or early summer, framing will likely begin and the building will rise above ground.
The development positively impact the area, bringing additional residents near South Street. However, the location of a food market here seems redundant, as there are two within a block of the site, but it was necessary to include in order for the development to be built by right.
If construction continues at its current pace, the project may reach completion sometime in late 2022.

I love this little corner of the city. The intersection of 23rd and South has transformed itself in the last decade into such a nice area. That is, except for the car-centric Amazon locker that is just awful.
This is great and the brickwork is really impressive.
